Imagine this: you buy a quiet piece of land, walk it one afternoon, and discover something shiny in the dirt. Gold? Oil? Natural gas? Suddenly your “cheap little parcel” feels like it could be worth a fortune.

But here’s the uncomfortable truth: buying land does not automatically mean you own everything under it.

In the U.S., land ownership can be split into two big categories: surface rights and mineral rights. Surface rights usually cover your ability to use the land above ground. Mineral rights cover valuable resources below the surface, such as oil, gas, coal, gold, silver, and other minerals. Those rights can be sold, inherited, leased, or reserved separately from the land itself.

So, if you “strike gold” or discover oil, the real question is not, “Who found it?” The real question is: Who owns the mineral rights?

If you bought the land and the mineral rights were included in the deed, then you may own the gold, oil, or minerals under the property, subject to state laws, permits, environmental rules, and extraction regulations. But if a prior owner kept the mineral rights, or sold them years ago, you may only own the surface while someone else owns what is underneath. That is called a split estate or severed mineral estate.

Here’s where land buyers get burned. A seller may advertise “5 acres for sale,” but that does not always mean the mineral rights are included. Sometimes the deed contains language like “seller reserves all oil, gas, and mineral rights.” Other times, the rights may have been separated decades ago and buried deep in the property’s chain of title. In some states, mineral rights owners may even have certain rights to access the surface if needed to extract the minerals.

Oil and gas get even trickier because they can move underground. Unlike a chunk of gold sitting in one place, oil and gas can migrate through underground reservoirs. Many states follow some version of the “rule of capture,” which generally means the party legally drilling and producing from a well may own what they bring to the surface, even if the oil or gas migrated from nearby land. But this area is heavily regulated and varies by state, so you absolutely do not want to wing it.

Gold is different because it is usually treated as a hard mineral, not a moving resource like oil or gas. If the gold is on private land and you own the mineral rights, you may have ownership rights to it. But if you only own the surface, or the property is subject to a prior mineral reservation, lease, or claim, someone else could have the legal right to the minerals. On federal public lands, gold and other metallic minerals fall into a different system involving mining claims, and the Bureau of Land Management says mining claims apply to certain public domain lands, not just any private property someone happens to buy.

The big takeaway for land buyers is simple: do not assume dirt equals treasure. Before buying land, ask these questions:

Do mineral rights come with the property?

Are there any mineral reservations in the deed?

Has anyone leased the oil, gas, or mining rights?

Does the title search include mineral rights, or are they excluded?

Can the seller legally transfer the mineral rights, or were they already separated?

This matters even if you are buying land for camping, building, investing, or holding long term. You may never discover oil or gold, but mineral rights can affect value, future resale, and your control over the property. In mineral-heavy areas, it is especially important to have a title company, real estate attorney, or land professional review the deed history before you close. A standard title policy may not always fully protect you on mineral issues unless specifically reviewed.

So who owns the gold or oil if you find it?

Here’s the plain-English answer:

If you own the land and the mineral rights, you may own the find.

If you only own the surface, the mineral rights owner may own the find.

If the government owns the minerals, leases, permits, or mining laws may control what happens.

If oil or gas is involved, state law, drilling rights, leases, and the rule of capture may all come into play.

Land can be one of the safest, simplest, and most overlooked investments. No tenants, no termites, no toilets. But “simple” does not mean “skip the paperwork.” Before you buy, make sure you know exactly what you are buying: the surface, the minerals, or both. 🌎

Because the only thing worse than finding gold on your land… is finding out it was never legally yours.

While many investors chase houses, rentals, or stocks, land quietly offers something powerful: limited supply, flexible use, and long-term upside.

And right now, the numbers are getting attention 👀

According to a recent Realtor.com study, U.S. land listings are down 23.6% since 2019, while the median price per acre has risen 76.6% over the same period. Raw land specifically saw some of the strongest gains, up 86.5% since pre-pandemic levels.

That means one thing: scarcity is real.

So what are the best uses for raw land, and why are more people buying now?

1. Build Your Future Home 🏡

For many buyers, land is the first step toward freedom.

Instead of settling for an overpriced resale home, buyers purchase land now and build later when the timing is right.

Why it’s attractive:

✅ Lock in land at today’s prices

✅ Design the exact home you want

✅ Avoid bidding wars on existing homes

✅ Build when finances or retirement timing makes sense

This is especially popular in growth states like Florida, North Carolina, Tennessee, and Texas.

2. Recreational Land (Camping, RV, Weekend Escape) 🚐🔥

Many people aren’t buying land to build immediately. They want a place to use now.

Think:

🏕️ RV weekends

🔥 Campfires

🌌 Stargazing

🎣 Outdoor fun

🌿 Peace and privacy

Why demand is growing:

People want space, privacy, and simpler experiences after years of crowded cities and screen-heavy living.

This trend accelerated after 2020 and still remains strong in affordable rural markets.

3. Long-Term Buy and Hold Investment 📈

Some buyers simply want to own an appreciating hard asset.

Land has advantages many other assets don’t:

✅ No tenants

✅ No toilets

✅ No termites

✅ Low maintenance

You can often hold land with relatively low carrying costs compared with houses or rentals.

And since land supply is finite, quality parcels near growth areas can appreciate over time.

A recent report noted the U.S. has just under 427,000 land listings nationally, still deeply below pre-pandemic levels.

That shortage supports long-term value.

A lot.

Based on USDA’s 2021 and 2025 state land values, below are growth rates for 4 states that present a strong investment case.

Florida: 8.7% per year

Texas: 7.4% per year

Arkansas: 4.5% per year

Nevada: 3.4% per year

The state you choose affects your upside, your tax exposure, your buyer pool, your resale speed, and how much room you have for appreciation. Two properties that look similar on paper can perform very differently if one sits in a state with stronger population growth, friendlier taxes, and better long-term demand.

One important caveat before we get into the numbers: there is no perfect national database for every kind of “raw land.” The cleanest statewide benchmark is USDA’s farm real estate value series, which measures the value of land and buildings on farms. So this is best used as a state-level proxy for land trends, not a direct pricing guide for every vacant residential lot, rural recreational parcel, or infill homesite. USDA explicitly defines farm real estate value as the value of all land and buildings used for agricultural production and excludes Alaska and Hawaii from the 48-state series.

That said, if you want to understand why Florida, Texas, Arkansas, and Nevada are worth watching, the numbers tell a pretty clear story.

Florida: strong growth, strong demand, strong tailwinds

Florida remains one of the strongest land-opportunity states because demand keeps showing up. The state’s population was up 8.9% from April 2020 to July 2025, according to the Census Bureau. That is a huge tailwind for land over time because more people ultimately means more pressure on housing, services, and development corridors.

On the land-value side, USDA’s farm real estate benchmark for Florida rose 4.8% from 2024 to 2025, and the implied compound annual growth rate from 2021 to 2025 was about 8.7% per year. That is a very strong multiyear clip.

Florida also benefits from having no state individual income tax, which is one of the reasons it continues to attract both residents and capital. For land investors, that matters because it supports migration, retirement demand, and second-home interest.

Florida is not cheap, and that is the downside. But if your thesis is long-term demand, lifestyle appeal, and population-driven land pressure, Florida is still one of the strongest plays.

Texas: scale, business migration, and consistent land appreciation

Texas has a lot going for it. It is large, economically diverse, business-friendly, and still attracting people at scale. Census QuickFacts shows Texas population growth of 8.8% from April 2020 to July 2025, basically right in line with Florida.

USDA’s statewide land proxy for Texas rose 6.1% from 2024 to 2025, and the 2021-2025 CAGR works out to about 7.4% per year. That is not random. It suggests Texas has had both near-term momentum and a solid multiyear trend.

Like Florida, Texas has no state individual income tax. That does not magically make every parcel a great deal, but it does help support business formation, inbound migration, and overall economic competitiveness.

Why does that matter for land? Because land usually wins when people, jobs, and development keep expanding outward. Texas gives you a broad range of strategies too: path-of-growth land, rural recreational land, outskirts development plays, and lower-cost long-hold parcels.

If Florida is the lifestyle-and-migration land story, Texas is the scale-and-growth land story.

Arkansas: less hype, lower entry points, and a quieter opportunity

Arkansas is not as flashy as Florida or Texas, and that is exactly why it can be interesting.

The state’s population grew 3.4% from April 2020 to July 2025. That is slower than Florida and Texas, but still positive. More importantly, Arkansas land values have been moving without the same level of national attention. USDA’s farm real estate benchmark for Arkansas rose 3.4% from 2024 to 2025, and its 2021-2025 CAGR was about 4.5% per year.

That makes Arkansas attractive for a different reason: entry price and risk profile. It has not been bid up the way hotter Sun Belt states have. For investors who care about buying at a more reasonable basis, that matters. A quieter market with slower but steady appreciation can still be a very good land market.

Arkansas also became more tax-competitive in 2026, with its top individual income tax rate reduced to 3.99%. It is not a no-income-tax state, but it is moving in a friendlier direction.

So Arkansas is not the sexy headline market. It is the “buy lower, stay patient, and let the math work” market.

Nevada: lower basis, population growth, and tax advantages

Nevada is another interesting one because it offers a different setup than Florida or Texas.

Census QuickFacts shows Nevada’s population up 5.7% from April 2020 to July 2025. That is a meaningful growth number, especially for a state with major metro influence from Las Vegas and Reno and a lot of surrounding land inventory.

USDA’s statewide land proxy for Nevada rose 4.3% from 2024 to 2025, and the 2021-2025 CAGR comes out to about 3.4% per year. That is slower than Florida and Texas, but Nevada has another advantage: a lower starting basis than many coastal markets, which can make land deals more accessible.

Nevada also has no state individual income tax, which helps keep it attractive for relocation and investment.

👉 Check out our available properties, or join the VIP Buyer’s List to get first dibs on new deals before they hit the public market.

When people think about investing in Florida, their minds usually jump straight to beachfront condos, vacation rentals, or retirement communities. But quietly—and often far more affordably—Florida land investing has been emerging as one of the smartest real estate opportunities in the country.

Raw land in Florida offers a rare combination of long-term appreciation, lifestyle flexibility, and downside protection that’s especially appealing in today’s economic climate. Whether you’re an investor, a future builder, or someone thinking long-term about wealth and freedom, Florida land deserves a closer look.

1. Florida’s Population Growth Isn’t Slowing Down

Florida continues to be one of the fastest-growing states in the U.S. People are moving in for jobs, lifestyle, weather, and tax advantages—and that steady migration creates ongoing demand for land.

As cities expand outward and development spreads into surrounding counties, today’s overlooked parcels often become tomorrow’s high-demand locations. When population increases and land supply stays fixed, values tend to rise naturally over time.

2. No State Income Tax = Long-Term Demand

Florida’s lack of state income tax isn’t just a perk for residents—it’s a powerful economic driver.

High earners, retirees, entrepreneurs, and remote workers continue to relocate from high-tax states, fueling long-term demand for property. Even investors who never plan to live on their land benefit from this trend, as more people competing for space typically leads to higher land values.

Tax-friendly states historically attract capital, people, and development—and Florida remains one of the strongest examples.

3. Affordable Entry Compared to Traditional Real Estate

While coastal condos and metro-area homes command premium prices, Florida land—especially inland parcels—offers a far lower cost of entry.

That affordability allows investors to:

• Enter the market without heavy leverage

• Spread risk across multiple parcels

• Hold land long-term with minimal carrying costs

• Avoid insurance, HOA fees, and maintenance

In an environment where affordability and flexibility matter more than ever, land provides a powerful alternative.

4. Florida Land Thrives in Uncertain Economic Times

In volatile markets, simplicity often wins.

Florida land doesn’t depend on tenants, nightly bookings, or perfect economic conditions. There are no repairs, no vacancies, and no surprise expenses tied to structures.

With relatively low property taxes and minimal upkeep, land allows investors to wait patiently for appreciation or future opportunities—without pressure.

5. Multiple Uses and Exit Strategies

One of the most compelling benefits of Florida land is flexibility.

Depending on zoning and location, land can be:

• Held for long-term appreciation

• Sold when demand increases

• Used recreationally (camping, RV, weekends)

• Built on in the future

• Resold to another investor

That optionality gives landowners control—and control is invaluable in unpredictable markets.

6. Florida’s Lifestyle Demand Fuels Value

Florida isn’t just a place—it’s a lifestyle.

Warm weather, outdoor recreation, water access, and open space continue to attract buyers who value freedom and flexibility. Even buyers who don’t plan to live full-time on land often want to secure it now for future use.

Lifestyle-driven demand creates emotional buying decisions, which tend to support long-term value and liquidity.

7. Land as an Inflation Hedge

As inflation drives up the cost of housing, construction, and development, the land beneath those projects becomes increasingly valuable.

Florida land benefits directly from this dynamic. Even undeveloped parcels can appreciate as replacement costs rise and supply remains limited.

Tangible assets like land tend to perform well during inflationary periods—and Florida’s ongoing growth only strengthens that case.

The Bottom Line

Florida land isn’t about speculation or short-term gains.

It’s about owning a real, finite asset in a state with strong population growth, favorable tax policy, and enduring lifestyle appeal. It offers patience, flexibility, and long-term positioning without unnecessary complexity.

In today’s uncertain economy, Florida land provides something rare:

Stability with upside—and options for the future.

👉 Check out our available properties, or join the VIP Buyer’s List to get first dibs on new deals before they hit the public market.

class="zpheading zpheading-align-center " data-editor="true">

And Why It’s Even More Powerful in Today’s Economy

In a world obsessed with stocks, crypto, rental properties, and the latest “hot” investment trend, raw land investing quietly sits in the background—often overlooked, misunderstood, and wildly underappreciated. That’s exactly why it deserves your attention.

Raw land isn’t flashy. It doesn’t come with granite countertops, tenants, or Instagram-worthy interiors. But what it does offer—especially in today’s economic climate—is simplicity, stability, and long-term upside that many traditional investments struggle to match.

Let’s break down why raw land has always been a strong investment—and why right now may be one of the best times in decades to own it.

1. Land Is the Original Limited Asset

They aren’t making any more of it.

That old saying gets repeated because it’s true—and increasingly important. Land is a finite asset. As population grows, development expands, and desirable areas become crowded, raw land naturally becomes more valuable over time.

Unlike stocks that can be diluted or companies that can fail, land doesn’t disappear. It doesn’t go bankrupt. It doesn’t get replaced by a newer version.

Scarcity alone makes land powerful. Scarcity plus long-term demand makes it lucrative.

2. No Tenants, No Toilets, No Termites

One of the biggest advantages of raw land is what it doesn’t have.

No tenants calling at midnight

No repairs or maintenance

No roofs, plumbing, or appliances

No evictions

No insurance headaches

Land just… sits there. Quietly.

That simplicity is incredibly attractive in a world where real estate investors are getting burned by rising repair costs, stricter tenant laws, higher insurance premiums, and shrinking margins.

Raw land is low-stress by design.

3. Land Is a Powerful Hedge Against Inflation

Inflation eats away at cash. It erodes purchasing power. It makes “safe” money slowly unsafe.

Land, on the other hand, tends to hedge against inflation—and often outperform it.

As the cost of materials, labor, housing, and development rises, the underlying land beneath those projects becomes more valuable. Even if land isn’t producing income today, it often appreciates as the cost to replace or develop it increases.

In inflationary environments, tangible assets like land historically outperform paper assets because they hold real, intrinsic value.

4. Today’s Economy Favors Simplicity and Patience

We’re living in a unique moment.

High interest rates

Expensive housing

Volatile stock markets

Increased economic uncertainty

Burnout from over-leveraged investments

This environment rewards investors who are patient, flexible, and not overextended.

Raw land fits that profile perfectly.

You don’t need leverage to own it.

You’re not forced to “make it cash flow” immediately.

You can hold it long-term without pressure.

In uncertain times, assets with low carrying costs and no urgency become incredibly valuable.

5. Land Has Multiple Exit Strategies

One of the biggest misconceptions about raw land is that it’s “illiquid” or “hard to use.”

In reality, land offers multiple exit strategies.

Hold long-term for appreciation

Sell when demand increases

Resell on owner financing

Use recreationally (camping, RV, weekends)

Build later when conditions are right

You’re not locked into a single strategy. Land gives you options—and optionality is powerful in unpredictable markets.

6. Affordable Entry Compared to Traditional Real Estate

In many markets, buying a rental property now requires large down payments, high monthly payments, tight margins, and significant risk.

Raw land often allows investors to enter at a much lower price point, diversify across multiple parcels, and avoid putting all their capital into one highly leveraged deal.

Lower entry cost means lower risk—and more flexibility.

7. Demand Is Quietly Growing

While headlines focus on housing shortages, something else is happening beneath the surface.

More people want space

More people value privacy

More people want off-grid or recreational options

More people want assets outside traditional systems

Remote work, lifestyle shifts, and long-term planning are driving renewed interest in land—especially in affordable, accessible areas.

This demand doesn’t always make the news, but it shows up in rising prices, shrinking inventory, and faster sales.

The Bottom Line

Raw land isn’t about quick flips or overnight riches.

It’s about long-term wealth building through owning something real in an increasingly unstable world.

It’s about patience over pressure.

It’s about simplicity over complexity.

It’s about playing the long game.

In today’s economic climate—where volatility is high and certainty is low—raw land offers something rare.

Peace of mind with upside.

👉 Check out our available properties, or join the VIP Buyer’s List to get first dibs on new deals before they hit the public market.

Got questions? Let’s break it down.

🏕️ 1. It’s the Escape Everyone’s Looking For

More people than ever are craving peace, privacy, and a break from crowded city life. Putnam County offers exactly that.

With its wide-open spaces, towering pines, and quiet dirt roads, it’s the kind of place where you can breathe. Whether you're an RVer looking for a weekend retreat or a long-term investor seeking a piece of off-grid paradise, Putnam County delivers that “middle of nowhere—but still close to everything” vibe.

💸 2. It’s Actually Affordable

Try buying a slice of land near the coast or in a bigger city and you’ll probably get sticker shock. In Putnam County, you can still scoop up affordable lots starting under $10K, with owner financing that doesn’t require a credit check.

Many lots are available with payments as low as $99–$249/month, making land ownership more attainable than most car payments.

🛻 3. No HOA, No Nonsense

This is a biggie. Most of the land here has no HOA and no restrictive covenants, giving you more freedom to actually use your land.

Want to clear a spot for RV camping? Go for it. Want to hold the land as a long-term investment and let it sit under the stars? Totally fine.

Thinking about putting a tiny home, mobile home, or future cabin there? Yep, that’s possible too.

🏞️ 4. Location, Location… Isolation?

Putnam County might feel rural, but it’s not remote.

You're just:

🛒 15–20 minutes to Palatka (groceries, gas, restaurants)

🏖️ 1 hour to St. Augustine and Florida’s Atlantic coast

🏙️ 40–45 minutes to Gainesville

🚗 A reasonable drive to Orlando, Jacksonville, and Ocala

That’s why more buyers are realizing: you don’t have to sacrifice convenience to get privacy.

🌱 5. It’s Not Just for Now—It’s for the Future

Land in Putnam County has long flown under the radar, but that’s changing. As Florida’s population continues to grow and coastal areas get more crowded and costly, inland counties like Putnam are gaining serious attention.

Buying land now means getting in before prices spike—and giving yourself options down the road. Whether you want to build, sell later, or just have a quiet backup plan… land gives you freedom.

Final Thoughts: The Time to Buy Is Before Everyone Else Does

The beauty of land in Putnam County is its simplicity—no tenants, no toilets, no drama. Just raw Florida earth that you can actually afford.

And with more people ditching the city and looking to unplug, demand for land like this is only going up.

Thinking about grabbing your own slice of peace and quiet? Now’s the time.

👉 Check out our available properties, or join the VIP Buyer’s List to get first dibs on new deals before they hit the public market.

Got questions? But can you really do that legally? Let’s break it down.

🛠️ 1. Zoning 101 Every piece of land is assigned a zoning code by the county it’s in. This determines what you can and can’t do on it. In Putnam County, Florida (where we specialize), many parcels are zoned R-2—meaning you can:

Off-Grid Living: What to Expect If you’re dreaming of solar panels, composting toilets, and rainwater collection, you’re in luck—many of the areas we sell in are off-grid friendly. But it’s important to know:

Most raw land doesn’t come with utilities.

If you want water/septic/electric, you’ll need permits—and you usually need to own the land outright first.

3. Owner Financing + Use = How It Works Here’s the good news: When you buy land from us on terms, you can use the land (camp, park your RV, etc.) while you make monthly payments.

4. But You Can’t Build Yet Until the land is paid off in full and the title is in your name, you can’t legally build permanent structures. Why? The county needs proof of ownership to issue permits.

Pro Tip: We’ll help you understand what’s allowed, what’s not, and how to make it all work with your budget and goals.
