🛠️ 1. Zoning 101 Every piece of land is assigned a zoning code by the county it’s in. This determines what you can and can’t do on it. In Putnam County, Florida (where we specialize), many parcels are zoned R-2—meaning you can:

  • Camp on your land

  • Park an RV

  • Place a tiny home on wheels

  • Build a permanent home later


2. Off-Grid Living: What to Expect If you’re dreaming of solar panels, composting toilets, and rainwater collection, you’re in luck—many of the areas we sell in are off-grid friendly. But it’s important to know:

  • Most raw land doesn’t come with utilities.

  • If you want water/septic/electric, you’ll need permits—and you usually need to own the land outright first.


3. Owner Financing + Use = How It Works Here’s the good news: When you buy land from us on terms, you can use the land (camp, park your RV, etc.) while you make monthly payments.


4. But You Can’t Build Yet Until the land is paid off in full and the title is in your name, you can’t legally build permanent structures. Why? The county needs proof of ownership to issue permits.
